There are five basic phases to the home design process:

Finish & Fixture Selection
Programming
During this phase we will meet with you to determine your wants, needs, and desires. Be prepared to explain what you like and dislike about your current home, be specific. Prepare a prioritized list of desired changes, in the case of a renovation. Prepare a prioritized list of desired rooms or spaces, in the case of a new home. Try to determine what the reasons are for wanting to renovate or build in the first place. If you are beginning a renovation project, we will visit the site and take measurements of the existing home as they relate to the area to be renovated. If you are building a new home we will want to visit the site and document existing site conditions during this phase.
Schematic Design
During this phase we will use all of the information gathered in the programming phase to develop multiple design solutions. We will meet with you to review the designs and will want to get your feedback. You may like bits and pieces from each of the designs or strongly prefer one design over another. In either case, we will continue into the Design Development phase.
Design Development
During this phase, we will continue to develop the project based on the approved schematic design from the previous phase. If your project includes an addition or is a new build, we develop the exterior elevations to illustrate the outside appear of the project. We will also begin to work out details, and refine what materials will be used and get more in depth with you about the appliances, plumbing fixtures, light fixtures, mechanical systems and more. Once the design is further developed and you are happy with the results, we will begin the design documents phase.
Design Documents
This is the phase where we produce the documents necessary for the contractor to build the project. The amount of information contained in your design documents will depend on the Tier of Documentation you request.
Tier I: “Basic Builder Set”: A basic set of design documents includes the following;
- Floor Plan with notes and dimensions
- Demolition Floor plan for renovation projects
- Exterior Elevations for additions and new builds showing the outside appearance of the home with notes and dimensions
- Site Plan for additions and new builds locating the home on the site.
- Electrical / Lighting Plan
Tier II: “Full Documentation Set”: A full set of design documents include the following;
- Floor Plan with notes and dimensions
- Demolition Floor plan for renovation projects
- Exterior Elevations for additions and new builds showing the outside appearance of the home with notes and dimensions
- Site Plan for additions and new builds locating the home on the site
- Roof Plan for additions and new builds
- Interior Elevations of cabinetry and other important interior features such as fireplaces, shower/tubs or staircases
- Wall Sections and Building Sections as needed
- Details of items such as moldings, handrails, porches, balconies, eaves, cornices, chimneys, etc.
- Electrical / Lighting Plan
The more information we provide your contractor with, the less likely you are to have delays and change orders during construction.
Finish & Fixture Selection
All projects require the selection of finishes and fixtures. We can assist in this process by providing detailed schedules to record and coordinate selections and by leading you through the process. We have established strong working relationships with the top suppliers in the area which allows us, and you, access to designer pricing and personalized showroom viewing assistance. We offer tiered levels of service in this area.
Tier I: “The Gut Check”: Like all service levels in this category, we begin by meeting and establishing the overall color and style concept for the project. You are provided Finish and Fixture Schedules for your use and supplied a list of suppliers and showroom salespeople with whom you meet to make selections. Once you have made your selections, we meet to review your choices and assist you in areas where you have multiple options you cannot decide upon. If needed, we make alternate suggestions for finishes or fixtures that may be the best choice.
Tier II: “The Concierge”: After establishing the overall color and style concept for the project, a KHD associate will schedule showroom showings and assist you with finish and fixture selections. Fully executed Finish and Fixture Schedules will be provided. Final selections will be reviewed and approved by KHD Owner, Kimberly Kerl.
Tier III: “ The All-Inclusive”: After establishing the overall color and style concept for the project, a KHD associate will gather a full line up of suggested finish and fixture selections for your review approval. Up to 3 options will be provided for the major finish and fixture groupings. Selections will be approved by KHD Owner, Kimberly Kerl, and presented for your review and approval. Fully executed Finish and Fixture Schedules will be provided.
